Buyers compare kitchens on 'per running foot' price. But two kitchens at the same ₹2,200/rft can differ by ₹1.5 lakh in real value once you count hardware brand, shutter material and finish. Always compare bill-of-materials, not headline rates.

The 20-point checklist

Ask each of these in writing before you pay the advance.

• Carcass material — BWP plywood, not MDF or particleboard, for anything under the sink.
• Ply brand & grade — Century, Greenply, or equivalent IS:710 marked.
• Shutter type — acrylic, laminate, PU, or membrane (each has different lifespan).
• Hinges — Hettich, Blum or Ebco. Reject unbranded.
• Drawer channels — soft-close, tandem box preferred over telescopic.
• Countertop — quartz vs granite vs Corian, with thickness in mm.
• Skirting — should be aluminium, not PVC, to survive mopping.
• Handles — included or extra?
• Warranty — carcass 10y, hardware 5y minimum, in writing.
• Site measurement done before advance? (Should be yes.)
• Who does the plumbing shift for sink? Included or extra?
• Chimney/hob cut-outs — included in scope?
• Delivery timeline — factory-made kitchens: 25–35 days.
• Installation days on-site: typically 3–5.
• Post-installation defect window (at least 15 days).
• Payment schedule — never more than 60% before delivery.
• GST — included or extra in the quote?
• Site protection during install (floors, walls covered)?
• Number of drawer units vs shutter units — drawers cost 20–30% more.
• Sample of the exact laminate/acrylic you're buying, not a catalogue.
